Development Strategy

Phase 1 — Regulation and Plot Structuring

  1. Acquisition of the land parcel
  2. Initiation of land-use change procedure
  3. Preparation of planning and subdivision documentation
  4. Municipal review and approval process
  5. Zoning approval and regulated building plots (UPI) designation
  6. Subdivision into four residential plots
  7. Sale of the plots to end buyers or developers

Expected regulatory timeline: 18–24 months
Total project timeline: 24–30 months

Phase 2 — Future Residential Opportunity

Following completion of the regulation phase, the company will evaluate the development of four premium single-family residences intended for the upper-middle residential market near Plovdiv.

Optional Continuation into Future Development Phase

Upon completion of Phase 1, existing participants may choose either:

  • to conclude their participation following the land regulation and subdivision stage,
  • or, subject to future structuring and mutual agreement, continue participation into any subsequent residential development phase alongside potential new project participants.

Participation Process

1. Initial Contact

Interested parties may contact the company through the website contact forms or direct communication channels available on the platform.

Following the initial inquiry, the team will arrange a private introductory discussion to present the project structure, development strategy, timeline, participation framework, and related documentation.

2. Private Presentation & Due Diligence

During the introductory meeting, prospective participants receive detailed information regarding:

  • the project structure and SPV model,
  • planned development phases,
  • legal and administrative procedures,
  • projected timelines,
  • participation mechanics,
  • and associated project risks.

Additional documentation and supporting materials may be provided upon request and subject to internal review procedures.

3. Participation Documentation

Where applicable and following mutual agreement, formal participation documentation is prepared and executed electronically.

This may include:

  • participation agreements,
  • shareholder documentation,
  • corporate resolutions,
  • and related compliance materials.

4. Capital Contribution & Registration

Following execution of the documentation and receipt of the agreed capital contribution:

  • the participant is formally entered into the company’s Shareholders Register,
  • the relevant corporate changes are filed with the Bulgarian Commercial Register where applicable,
  • and official corporate records are updated accordingly.

Participants receive:

  • certified extracts from the Shareholders Register,
  • documentation evidencing their acquired ownership interest,
  • and electronically signed copies of all executed agreements.

5. Secure Investor Access

Each participant receives access to a dedicated private online portal containing:

  • executed legal documentation,
  • corporate records and filings,
  • project updates and milestone reports,
  • administrative progress tracking,
  • and ongoing project communications.

The platform is designed to provide structured transparency and continuous visibility throughout the lifecycle of the project.
